Northern Virginia roof replacement projects have varying goals and requirements. Some projects are extremely straightforward. However, others require roofing companies to showcase all their professional skills.
When John M. contacted Shiner Exteriors in 2023, we knew his situation fell into the latter category.
Not only did his 25-year-old roof have significantly varying slopes. It held multiple skylights and was largely surrounded by tall trees. What’s more, his home’s gutters were too small for effective water removal.

John’s Multi-Slope Residential Roof
Our first consideration was the configuration of John’s roof. The section protecting the bulk of his home had an angle, or pitch, of more than 18 degrees. This qualified it as a standard, residential steep-slope roof.
However, a porch on the back of the home had a roof below the 18-degree threshold. This meant that the section qualified as low-slope.
Asphalt shingles would work fine as the replacement option for the steep-slope section.
But local building codes dictated the use of different materials on the low-slope porch.
Our recommended product was two-ply modified bitumen. This durable material, which comes in thin sheets, contains both asphalt and synthetic polymers. It’s specifically designed for low-slope use.
Four Skylights On His Northern Virginia Home
Skylights inevitably increase the challenge of a residential roof replacement. That’s true because they penetrate down through every layer of roof material.
Why is this an issue? Leaks.
Extreme care must be taken to ensure that the border between a skylight and the surrounding roof is properly sealed. Even the slightest mistake can lead to problems down the line.
John’s home didn’t have just one skylight, or even two. It had four of them.
As part of his roofing project, he wanted all of them replaced. Each one would require serious TLC during its installation.
Nearby Trees And Overloaded Household Gutters
There was one more complication on John’s Northern Virginia project – tall trees overhanging much of the roof.
These trees regularly shed leaves and twigs that fell into the home’s gutters. And to make matters worse, those gutters were already too narrow to properly channel rain coming off the roof.
A significant upgrade would be needed to deal with these overlapping issues.

Prepping On Roof Installation Day
John was further impressed when roof installation day arrived. As always, we began with thorough preparation and setup.
For starters, we tarped his bushes and took other precautions to prevent property damage. We then quickly and carefully removed his old roofing materials. As always, the Shiner team wore proper safety gear for the job at hand.
During the removal process, we confirmed one of John’s long-held suspicions.
Namely, there was no drip edge installed on his existing steep-slope roof. That’s a big deal because these little-known components help channel water into the nearby gutters.
By the time John’s new shingles and modified bitumen roofing were delivered, our prep work was complete.
Installing The New Roofing And Gutters
A well-thought-out plan makes the roof replacement process much easier. So, it was no surprise that even John’s complex installation went as we expected.
Premium shingles from leading manufacturer CertainTeed were meticulously installed on the home’s steep-slope roof. CertainTeed was also the maker of choice for the modified bitumen installed on the porch.
As each new skylight went in, it was lined with protective flashing, then caulked and sealed.
Time wouldn’t allow us to replace John’s gutters the same day. So, our specialized gutter crew made a separate visit not long afterward.
We began by removing the existing gutters and their connected downspouts. In their place, we installed oversized components large enough to channel higher volumes of water. We then protected the gutter openings with Leaf Relief screens
