Northern Virginia Roof Replacement Worth The Price

When Todd’s Northern Virginia Roofing Claim
Didn’t Fully Cover Our Stated Cost, He Still
Chose Shiner Exteriors For His Project
Todd Understood That A Proven Track Record
Can Outweigh A Modest Increase In Price
Some local homeowners know well ahead of time that they’ll need a roof replacement in Northern Virginia. However, for others, the need makes itself known out of the blue.
That’s what happened to Todd H. and his wife one day in May 2024. Without warning, a branch fell from a nearby tree and crashed through the roof over their kitchen.
The damage was extensive enough to make a replacement a wise option. So, Todd filed a claim with his insurer, which preselected three local contractors for bids. However, through an unusual set of circumstances, one of these bidding slots went to Shiner Exteriors instead.
As insurance companies often do, they chose the middle bid, which was provided by another company. But Todd chose Shiner.
Why? From recent personal experience, he and his wife knew that we do great work. They also knew that a proven record of excellence can matter more than a fairly small difference in total project costs!
“We have been in our home 19 years without a roof problem, but that luck ran out in May when a large branch came down and punctured the roof above our kitchen. The insurance claim covered the problem, and they gave us three companies to contact. Two of them provided quotes, but as luck would have it, our adjuster went on vacation for a week.”
Todd Requests Bids On His Roof Replacement Project
Roof replacements are major projects. To cover the expense, Northern Virginia homeowners typically use their insurance whenever possible.
Not all insurance companies preselect contractors to work on homeowner claims. But Todd’s insurer did. He was given the names of three local companies and told to contact them.
Two of the three contractors quickly submitted their bids. But before the third could respond, the insurance company’s claims adjuster took time off for a vacation. The rest of the bidding process would have to wait until his return.
“During that week, Shiner was replacing two roofs at my wife’s school (a few buildings on the campus are former residences), and both she and the school were very happy with the work performed. So, we asked Shiner for a quote on our roof as a company that wasn’t as “intimately” connected to our insurance company.”
A Fateful Coincidence For The Roofing Pros At Shiner
Through a fateful coincidence, Todd’s wife got to see Shiner Exteriors’ roofing pros at work firsthand during this break. How? At the time, we were replacing the roofs on two converted residences at the local school where she worked.
What she saw impressed her. It also impressed her employers. Moreover, Todd and his wife had time to check out our many favorable reviews.
As a result, Todd decided to ask Shiner to take the place of the insurer-recommended third bidder. We were happy to be considered and sent a quote when the claims adjuster returned to work.
“The Shiner bid was submitted to insurance as a third bid, and the adjuster approved the “middle bid” cost.
The Shiner quote was the highest (each of the three bids was separated by about $1000), but we were willing to pay the difference because of their reviews and the recommendation of my wife’s school.”
The Insurer Picks Another Northern Virginia Company
The three submitted bids were fairly close in cost. However, ours was the highest by roughly $1000.
Insurance companies like to minimize their claims payouts whenever they can. So, not surprisingly, the claims adjuster didn’t choose us for the job. Instead, they cut Todd a check equal to the price quoted by the middle bidder.
But Todd Picks Shiner Exteriors To Replace His Roof
With the insurance company’s check in hand, Todd and his wife had a decision to make. They could go with their insurer’s recommended provider and have all their roof replacement expenses covered. This made good financial sense.
However, their own preference was Shiner Exteriors. Was $1000 more really too much to pay for a company they knew for sure does great work?
As it turns out, the answer was no. Todd and his wife decided to pay the extra money and hire us for the job! The out-of-pocket increase simply wasn’t enough to deter them from using their top personal choice for the job.
The job took one day. They arrived on time (before 8 am) and were done by 5 pm for our fairly easy roof. And the clean up was comprehensive (likely blowing more leaves/debris off my rear deck than they created).
It was also the little details that we appreciated about the Shiner work. I didn’t notice in their quote that they would paint the chimney to match, but I noticed it when I got home and in the photos. The ‘whole roof’ got a refresh, not just the shingles. We fully recommend the Shiner team. Todd H.
Your Proven Regional Roofing Services Experts
Not too long afterward, we got started on Todd’s new roof. As we informed him beforehand, there was a little extra work to do. That was true because some of their underlying roof decking also needed to be replaced.
The building’s layout was pretty straightforward. This allowed us to complete all the work in a single day. Before 5:00 rolled around, Todd and his wife had a brand new roof with a chimney painted to match.
Were they happy they spent the extra money? Without a doubt. In fact, they were so pleased that they left us a lovely five-star online review for the whole world to see.
