Providing Erik With A Partial Roof Replacement
Soon, a member of our team arrived for a thorough roof inspection. After completing this inspection, we told Erik that he had two potential options to remedy the situation.
His first option was a plan that focused on repairing the damaged shingles. The second was a partial roof replacement.
What’s the difference? While less expensive, a repair would only deal with the surface issues on Erik’s roof.
A roof replacement, on the other hand, would allow us to remove all the damaged material, including the plywood roof decking. It would also allow us to install all-new material throughout the affected section of Erik’s roof.

Given the circumstances, we recommended that Erik go with his second, more complete option. He agreed.
As part of our plan, we also had to ensure that his roof was properly ventilated. Otherwise, our work and Erik’s money would be for naught.
Now, it was time to get started on the partial replacement. It was also time to coordinate our activities with Erik’s mold removal contractor.

This was most critical for the work done on his home’s rafters. These rafters provide support for the overlying roof decking. However, in Erik’s case, they were coated in mold.
To remove this mold, the contractor had to take several precautions. That included sealing off the area and turning on specialized fans equipped with HEPA filters.
With these precautions in place, the contractor sanded down the affected rafters. For our part, we provided guidance on how to protect the rafters’ structural integrity. We also had to perform some spot repairs when a member of the contractor’s crew sanded a rafter beyond the intended stopping point.
