Let Shiner’s Trusted Pros Guide The Way
We Feature The Options You Need To
Maximize Your Building’s Protection
Need a commercial roof replacement in Northern Virginia? It pays to give careful thought to the materials you use for the job.
Today, many property owners turn to synthetic membranes as their product of choice.
There are many advantages to these membranes. However, they’re not all the same. In fact, they vary widely in terms of everyday performance and roof protection.
Not sure which option will work best for your property?
At Shiner Exteriors, we offer detailed guidance on selecting a product that meets your specific needs. We’re also your source for the expert installation of your preferred roofing option.
Types Of Commercial Roofing Membranes
What are the most common types of membranes used for roof replacements in Northern Virginia?
Overall, there are three broad categories of products. There’s not much difference between specific brands within each category. However, there are major differences between each membrane type.
TPO Roofing Products
TPO is the industry shorthand for thermoplastic polyolefin. This synthetic material contains a blend of plastic and ethylene propylene rubber. A polyester fabric provides added reinforcement.
TPO has a range of notable benefits.
For starters, its white surface is highly reflective. This feature contributes to improved energy efficiency since the sun’s heat is directed away from your building.
As a rule, TPO is quite cost-effective. Crucially, it’s also flexible, durable, and easy to install.
EPDM Roofing Membranes
EPDM is a form of synthetic rubber made from petroleum products. In some respects, it resembles the material used to make bicycle inner tubes.
Most membranes made from the material are black. However, it’s also available in gray and white.
EPDM isn’t reinforced like membranes made from TPO.
As a result, it can sometimes be easier to puncture. In addition, black EPDM can transfer heat into your building and decrease its energy efficiency.
Roofing Membranes That Require Flame Or Hot Tar Installation
TPO and EPDM membranes have one key thing in common. They’re applied without the use of a torch or hot tar.
There are, however, products that do require these installation methods.
Such products may differ in many respects. But at Shiner, we group them together because of the means used to apply them.
Our Recommendations For Northern Virginia Roofs
What’s your best material option for a local commercial roof replacement? The answer to this question varies from one property owner to another.
However, at Shiner Exteriors, we have general recommendations that apply to most properties.
TPO Roofing Products Instead Of EPDM
In the vast majority of cases, TPO is our preferred roofing product. This recommendation is based on multiple factors.
Its low price is certainly a consideration.
But more weight is given to the benefits TPO provides as a roof replacement product.
For the typical building, it’s simply better at reducing indoor cooling costs. Its strength and puncture resistance are also key factors.
Fully Adhered TPO Vs. Mechanical Fastening Or Ballasting
There are three installation options for a TPO commercial roof replacement.
Most roofers rely on mechanical fastening systems. These systems use screws and plates to hold the membrane in place at various points.
Another common option is ballasting. This approach relies on the weight of gravel or concrete pavers to keep TPO anchored in position.
But the best option for most roofs is fully adhered TPO. This self-sticking product comes with a removable film backing. When that film is peeled away during installation, the membrane attaches directly to your roof across its entire surface.
This is Shiner Exterior’s typical application method.
No Hot Tar Or Flame Roof Installation, Ever
What about membranes applied with torches or hot tar? From a technological standpoint, there’s nothing wrong with them.
However, we never use them at Shiner.
Why not? Their installation comes with a minor risk of damage to your building. We’d rather avoid that risk altogether when other types of great products are available.
Accommodating Your Roof Replacement Wishes
Despite its benefits, TPO isn’t necessarily right for everyone. Some local property owners want or need to install EPDM instead.
In addition, some owners prefer ballasted or mechanically fastened roofs to fully adhered roofs.
At Shiner, we’ll happily accommodate your wishes for your preferred product and installation method.
We’re also your source of commercial roofing products that fall into other categories. That includes options such as asphalt shingles and metal.
